Acquisitions Division

A modern acquisition system for real estate wholesalers

Every seller lead, answered first.

We install and operate an acquisition desk inside your business. Every new seller is texted within sixty seconds, qualified with care, scored, and booked with your acquisitions team.

Founding pilot: five positions, $0 setup.

§ 01 · The matter at hand

The first reply wins the conversation.

A motivated seller rarely contacts one buyer. They fill out several forms in one evening and talk to whoever answers first.

A form that arrives at 10:15 at night and gets its first reply the next morning has usually already found someone else. The second investor hears “we’re already talking to someone.” The third hears nothing at all.

One assignment fee can run to five figures. The cost of a slow reply isn’t the lead. It’s the deal that lead would have become, and the marketing spend that produced it.

§ 02 · What we install

An acquisition desk that never closes.

Six functions, run by an AI assistant that reports to your acquisitions team.

Schedule A · Functions installedOperated under rules you approve
(a)

Sixty-second reply

Every new seller lead receives a text within a minute, day or night, weekends included.

(b)

Careful qualification

The property address, its condition, the reason for selling and the timeline, asked one question at a time with patience. Many sellers are going through something difficult.

(c)

Motivation scoring

Every lead is scored from one to ten, with a written reason your team can read in five seconds, quoting what the seller actually said.

(d)

Appointments booked

Motivated sellers are offered open times from your acquisitions rep’s calendar and booked directly, with no back-and-forth.

(e)

The pre-call brief

Before every appointment your rep receives a brief by text: the property, the score, the timeline, the condition, and the seller’s situation in their own words.

(f)

Patient follow-up

Sellers who aren’t ready yet hear from you on a measured schedule for up to twelve months. When their situation changes, they’re re-scored and handed to your rep.

  • It never discusses price. No offers, valuations or promises about terms. Numbers are your acquisitions team’s conversation.
  • Optional voice service: an AI assistant answers seller calls from direct mail, signs and missed calls, and can place the first call to new web leads.
  • Mobile and web access to every lead, score and conversation.
§ 03 · The procedure

From form to appointment, in order.

What happens to every seller who reaches out to your business.

  1. The lead arrives.

From your website form, a direct mail callback, a sign call, or a text. Spam submissions are filtered before anyone is contacted.

  2. Consent is checked, then the seller is texted.

Within sixty seconds, during permitted hours in the seller’s own time zone. Leads arriving late at night are answered at 8 a.m. their time.

  3. The situation is understood.

Address, condition, reason and timeline, gathered in a natural conversation and recorded on the lead.

  4. The lead is scored and routed.

Motivated sellers are offered times and booked with your rep, who receives the brief. Others enter a follow-up sequence suited to their timeline.

  5. Nothing is forgotten.

Follow-up continues for up to a year. A reply that shows new urgency is re-scored at once and routed back to your rep.

§ 04 · Standards of practice

Built consent-first, by design.

Automated texting and AI-voice calling are regulated. The system is built to contact only the sellers who asked to be contacted.

  • Contacts only sellers who opted in on your form or reached out first. No cold texting, no cold AI calls, no purchased lists.
  • Records the exact consent wording each seller saw, with a timestamp, and keeps it on file.
  • Observes quiet hours in the seller’s time zone, including the stricter hours some states require.
  • Ends all contact at once on “stop,” “not interested” or “wrong number,” across text and voice, and confirms only once.
  • Asks permission before placing a seller on ongoing follow-up when they didn’t opt in by form.
  • Logs every contact attempt, including the ones it declined to make, in an exportable audit record.

This describes how the system is built. It isn’t legal advice. Your counsel should review the consent language on your forms before launch, and we’ll provide it for that review.

Standard rates vary with lead volume.

§ 06 · Questions

Asked and answered.

Do I need to change my CRM?
No. We run the system on our own infrastructure. Your reps receive briefs by text and appointments on their calendar, and you get mobile and web access to every lead. Direct sync with CRMs such as REsimpli and Podio is in development; tell us which one you use.
I don’t have a website. Is that a problem?
No. We provide a seller page with a compliant form, privacy policy and messaging terms. Carriers require one for texting registration, and it gives your leads a proper place to land.
Will the assistant talk numbers with sellers?
Never. It doesn’t state, estimate or imply a price, an offer or a value, and it doesn’t promise terms. If a seller asks, it tells them your rep will go over numbers personally.
Does it text or call people who never contacted me?
No. It contacts only sellers who opted in on your form or reached out to you first. Leads from purchased lists or pay-per-lead vendors aren’t contacted automatically.
Does it text first or call first?
Text first, by default. With the voice service, you can choose to have the assistant call new web leads first and text if they don’t answer, provided your consent language covers AI calling.
What happens to sellers who aren’t ready?
They receive measured follow-up for up to twelve months. A warm seller hears from you more often, a cold one about monthly. Sellers who reached out without a form are asked for permission first.
How long until we’re live?
Texting registration with the carriers usually takes several days to two weeks. We configure everything else in parallel and test every path on real phones before your first lead arrives.
Where do you work?
We serve wholesalers in Arizona, Colorado, California, Texas and Florida, and apply each state’s contact-hour rules, including Florida’s stricter calling hours.
§ 07 · Founding pilot

Five positions. By consultation.

A short call to understand your lead sources, your team and your current response time, and whether the pilot is a fit.
